I wanted to write and thank you and particularly your staff members Jacque Moise and her associate and advisor Lauren Herman.
My wife, daughter and I were doing a drive-through exploration of Placitas and stopped at an Open House where we met Jacque who was hosting that Sunday. At that time we were also looking in Corrales, Rancho de Albuquerque and Sandia Heights.
Although each has its own unique character, Placitas, partly due to its being somewhat removed, at least for the moment, is more a state of mind once you are there. That state of mind could not be more aptly expressed than it is by the style and manner of the La Puerta team, from reception to move-in. From first contact we felt as though we were getting to know neighbors every bit as much as receiving a top-drawer professional service. We also felt that we benefited directly from the staff's personal relationships within the community at large.
Jacque spent a great deal of time pre-scouting houses and talking to us about the considerations of various homes and land arrangements in Placitas. The La Puerta website was also informative and easy to use. Placitas sold itself on the first visit, but it took one more visit to find the house that said "here," and two more visits to structure a deal. Lauren was kind enough to host a meeting with the Seller so she and I could discuss the possibilities of structuring a transaction that would suit both our needs and put that to paper.
In our particular case the purchase of the property in Placitas was complicated by the delayed completion of two other real estate closings that needed to occur prior to our purchasing the property in Placitas. Complications with those closings resulted in numerous unanticipated delays and extensions, eleven to be exact.
Had it not been for Jacque Moise acting to buffer the temperaments of both the Seller's agents, and occasionally mine, combined with the steadfast support of her efforts by Lauren Herman, this could have deteriorated into a balked or terminated transaction. La Puerta always took the high ground and backed their client while being candid and frank in their advice on how to manage the interaction for best outcome. I salute them for their patience as well as their generosity with their combined years of experiential wisdom.
Now that the closing has been completed, La Puerta continues to assist us in coordinating all follow-up matters. Jacque has gone well beyond the call in personally seeing that the property is looked over until we can move-in, that we transfer the utilities in a timely fashion, temperature adjusted for climate, etc. Lauren and Jacque have further taken the necessary steps to have all locks changed. If someone provides a truly seamless service such as this, it is because they endeavor to make the effort that quietly says, "It doesn't have to be recognized, it's just the way we do things."
Anyone who buys a house for the second or third time very quickly begins to recognize the skills of the true real estate professional. It is not the smile, the car, or the promise. You will ultimately pick the house and when you do then it is all about a well-informed strategy executed in a coordinated fashion, for it is always the details that complicate or delay the closing or create awkward last minute negotiations.
Several title companies have made the comment to me that it is usually one of the pros that misses the details at closing. La Puerta distinguishes itself among the pros by coordinating the many participants necessary for a smooth transaction. La Puerta was always on top of the game, paperwork in order, and constantly communicating with all other relevant parties, reminding them what they needed to do and when, and then following up to keep everyone on tract and on time.
Anticipating all of the potential hang-up requires a serious investment in quality focus time on your acquisition. It is reassuring to work with someone who is worrying about the details at the same level that you are as an investor. Working with Jacque was truly working with a partner.
All of the advice I received from Jacque Moise and Lauren Herman I felt to be offered in our best interest with a very clear understanding of our needs, objectives and timetable. We could not have been better served and would certainly and strongly recommend Jacque, Lauren and the La Puerta team to others looking for the perfect fit in Placitas.
