Anasazi Trails is the newest community in Placitas featuring some of the most beautiful views in the area. The meandering roads are paved, as well as a network of walking trails, a tennis court and community garden are. Well thought out restrictions and covenants are in place to protect the premium building sites. The lots, from ¾ of an acre to over 2 acres, have underground utilities including high-speed Internet access and digital cable television. The subdivision is located in a peaceful and rural setting with glorious mesa and mountain views.
SUBDIVISIONS OFF CAMINO DE LAS HUERTAS:
(North Of The Village)
The paved road extends about three miles north of the village, and there is a great deal of housing and some vacant land available. La Vina Vieja has a few vacant lots as does Lomas de Placitas and Placitas North. Windmill Trail and Juniper Hills (mesa top and with great views) have vacant lots as does Indian Flats and Llano del Norte. Your agent can give you materials on these areas. Some areas have restrictions and covenants and some do not.
CEDAR CREEK:
Opened in 1988, Cedar Creek appeals to homeowners who especially value privacy, distance and peace. This is an area where horses are welcome. There is a water cooperative, homeowners association and architectural control. Minimum house size is 1500 square feet. The developer-builder has some lots available for build-to-suit, and there are occasionally other vacant lots for sale. Ask for plat map, summary of covenants, and prices.
DESERT MOUNTAIN AND SKY MOUNTAIN
Developed in 2000 Desert Mountain and Sky Mountain have easy access to I-25. This neighborhood has a Homeowners association, restrictions and covenants and a water cooperative. Located on the south side of Hwy 165 Desert Mountain and Sky Mountain offer beautiful Sandia Mountain and Mesa views.
DIAMOND TAIL:
One of Placitas' newest subdivisions, high with wonderful views. Most lots are two acres or so and are fully developed. Natural gas is available. Individual wells, homeowners association, restrictions and covenants.
LA MESA/SUNDANCE MESA:
Follow Tierra Madre Road to this area or approach it off the frontage road (east of I-25). Very easy access to I-25. Rolling hills, ridge top residences with mountain and mesa views. Restrictions and covenants enforced by homeowners association and large water cooperative. 1800 square foot minimum. Some properties border open space and some lots permit horses. Lots available.
PLACITAS HOMESTEADS:
This area was platted in 1978. There is a minimum lot size of two acres and houses must be at least 1800 square feet. Main road is paved. Individual wells, shared wells and mini cooperative water systems. Horses permitted. Great views and easy access to the Cibola National Forest.
PLACITAS TRAILS:
(Includes Placitas Trails South,
Trails North and Roadrunner Trail)
Developed in 1981, Placitas Trails was the area's pioneering new commuity. Planned around generous lots, Trails has remained one of Placitas most desirable neighborhoods, a testament to the visions validity. Trails is the first area of housing on the north side of highway 165. There are mountain and mesa views. The area is mostly built out, but occasionally there is vacant land available. There are paved roads, natural gas, restrictions and covenants enforced by a homeowners association and a water cooperative.
PLACITAS WEST:
An older area on the south side of Hwy 165 backing up to the Cibola National Forest. No restrictions and covenants and largely gravel roads. Animals permitted. Great views. There is a water cooperative for 40+ residences and various small shared well systems. Occasionally lots are for sale.
PUESTA DEL SOL:
A small subdivision on the south side of Hwy 165. Have Homeowners association, restrictions and covenants, rchitectural control and a water system. 1800 square foot minimum. Paved roads. Natural gas available.
RANCHOS DE PLACITAS:
Developed about 35 years ago, it is Placitas' first planned subdivision. It has two large water systems and a voluntary homeowners association. There is architectural control, a minimum house size of 1500 square feet, dramatic view lots and some lots which may allow horses. Mostly built out, but occasional lots for sale. Dramatic views. Main roads paved, some side roads are gravel.
THE OVERLOOK:
The highest-elevation homes and homesites in Placitas, just west of the old village. Homes in The Overlook are typically large, with one-acre plus panoramic view lots.
TIERRA MADRE:
Following in Placitas Trails, Tierra Madre (1983) carried the dream one step farther. Minimum lot sizes expanded, and Tierra Madre was developed with larger custom homes, establishing a trend for the lower foothills region of Placitas.
TUNNEL SPRINGS:
A forest road leading up to the actual spring on the side of the mountain enters this area. Rolling land, larger lots and dramatic views. A homeowners association and water serve some of the area cooperative. Some houses have private wells and some share wells. A good place to locate for horseback riding and there is easy access to mountain trails. No paved roads. Occasionally there will be a lot for sale.
VILLA DE LAS HUERTAS:
This is Placitas' first gated community with one to two acre lots - very near the Cibola National Forest. Houses are on individual wells. There is architectural control and a homeowners association. Lots are available.
VILLAGE OF PLACITAS AND SURROUNDINGS:
This is Old Placitas, heart of the land-grant past. Homes in The Village are typically older; much true adobe construction is found here. Fine homes in The Village rarely come to market, and when they do they are snapped up fast.
VISTA DE LA MONTANA:
(Norte and Sur, and roads connecting to Sky Mountain)
Located adjacent to the La Puerta office, "Vista" enjoys perhaps the best Sandia Mountain panoramas in Placitas. Meandering roads, large lots, and careful covenants make vista one of Placitas's most eagerly sought addresses. Vista has small well systems, some private wells, and one water cooperative.
VISTA DE ORO:
One of the newer prestige neighborhoods in Placitas, featuring large custom-built homes on generous pinon covered view sites. These gorgeous ridge top lots are fully improved and have natural gas.
VISTA DE PLACITAS AND PLACITAS HEIGHTS:
These are older areas on the south side of Hwy 165 close to the mountain and with easy access to the national forest. Some paved roads. Mostly individual and shared wells. Close to mountain trails and Tunnel Springs. While developing there were restrictive covenants, but they have lapsed. Architecture is mixed. Superb views!
